Marketing is all about testing to see what is working. 

It's the safer route, in my opinion, and probably more profitable.The classes are fairly easy, and the  test is not that difficult if you've studied for it.  

These markets are very management intensive and unless you or someone you are partnering with has experience you will might make too many mistakes and you will see that your pro forma go to hell.Now that being said if you have done your homework looked at the city's plans and this neighborhood happens to be in the "path of progress" it might turn out well however it needs to make sense now.

But the Department has often tried to apply the "duck test" on these matters --- if it looks like an assignment, the Department may argue that it is an assignment.

I considered that possibility and tested with my own credit card last weekend. 

It helps us to approach this with the idea that we can offer a solution to any seller (need to test this hypothesis, obviously).

@Josh Skogen   I just sold a house with a disconnected fuel oil tank,, 265 gallon..I called tank removal company.. he said about 700 bucks to remove,, some locations require a permit for removal,, If you called a company that does this they will know what's requiredNot worth the headache or mess to do .Youtube has some videos on the subject..What's worse is disclosing that you don't have the permit, signed off, and can't prove it was done properly and might have to pay for soil test if you sell ...
