Your property manager is your employee (or company you are a customer of), make it clear that they are not fulfilling their obligations to communicate and forward you the deposits.  

It will come at a cost of fees and some time though.Now umbrella insurance and liability insurance on the property is definitely an obtain and increasing the policy increases your protection but one thing that is always unknown is how much a claim will be. 

We purchased the property with a conventional loan and 5% down, 30 year, and a PMI obviously.We are doing some significant updates and upgrades that will increase property value.

We are undecided on whether to put down asphalt or gravel to help increase value to our home & property.  

I guess you can say that I have trouble selling ourselves to the customer, I'm trying to learn by shadowing my contractors when they're speaking to them. 

75 - 300 / sq' , i couldn't tell you, are you building a storage shed or a house with quartz or granite counter tops, marble floors in foyer / baths and decorative tiles in the baths, stained hardwood trim, custom kitchen and decorative trim throughout the house ?

I just want to keep all my customers in want place.

Both offices had a good handful of bodies at the locations along with a few appeared to be customers onsite, but i'm a little worried about all the fees and monthly expenses i was presented with along with the commision rates.
