I’m currently looking for some advice on purchasing my first full time investment property.I bought my first primary home (single family) in 2016 with a FHA.

Hi, I'm screening tenants for a single family home and the husband has no credit history but makes the bulk of the income.

I also purchased a home close to your rental.

I currently have a solid base of liquid assets and am looking to diversify my investments.I own two fully paid-off single-family homes in Tampa and am currently considering buying a luxury condo in Hallandale Beach for $600K.

Some of my properties have appreciated and some months i do have to be negative in cashflow but i am holding on, improving my systems in place because i am doing it for the long term. 

Did that for about 4-5 months and sold 3 houses before I went home for summer break and decided to transfer schools.

The house was originally a mobile home that has been added onto and now 'looks' like a normal house.

We arrived at this as the hypothesis: - Look for a 4-5 bedroom single family home, or a large duplex - 4-5 bedrooms. - Look for properties for sale with assumable mortgages in that area.

I renovated the entire home while living in it for a year and a half, moved out, and made it my first rental.

This encompasses everything from studio condo's to multimillion dollar beach front homes, and everything in between.
