I was able to contact the secretary of state and pay a filing fee ($30 in FL ) to change or add an officer to the LLC, and or Corp.

For a $50k loan it may not be worth to spend money on legal fees especially if you think that loan will be paid off soon due to maturity date.Why don't you find a new money for your borrower so he can refinance and pay you off .

I read how they are not the best investments because they do not appreciate well and I personally don't like the idea of HOA fees.

The real options I’ve seen (not the happy homeowner lease options) typically are for a year for a set option fee, with the right to renew for another year at a set additional fee, with or without a price escalation.
