Do you incorporate, LLC, or just use your name when starting out in any venture related to real estate? 

It seems like you really have developed a good understanding of real estate in a relatively short time from all while maintaining a full time job as an engineer.

I know a lot of people here, related to the real estate industries and otherwise. 

I understand if one does not want any real estate related related responsibilities, then you cannot control the costs.  

I would never rent to a co worker, employee, relative, friend etc..

Being a real estate agent on the side, or a wholesaler on the side, etc, rarely works out as those are jobs, not hobbies, and you'd be hard pressed to be competitive if you're only working a fraction of the hours a full-time agent would be, for example.I'm a fan of buy and hold, personally, and it's a great way to get your hands into a lot of aspects related to REI.

I’m finally in a place financially where I can start diving in on my own, so I’m looking for any input on local HML’s that are willing to work with a relatively green investor and that others have had good luck with. 

You have to rely on here say from your broker of record that the company is actually in good health.
