Depending on exact acreage of timber, it looks like he's got about $25,000 worth of timber at the estimated price per acre I found.With so many variables on this land and no exact comps down to the structures, I know that I can only do so much to find market price and the rest will be listening and watching the market reaction, adjusting accordingly. 

I've been hanging around Biggerpockets for maybe a month now, watched/listened to a whole bunch of podcasts, YouTube videos, even bought the Ultimate Beginners Guide and and making my way through that. 

I have been reading and watching videos constantly day in and out lol but I’m kinda stuck now on where to begin.

People like @John Thedford seem to enjoy painting all wholesalers as unscrupulous vultures who take advantage of unsuspecting homeowners....which in my opinion is the same as saying that all police all racist murderers based on the actions of a few.
