If I don't want young kids, or young singles, or people with pets, or certain groups that have a history of not taking care of property, I am not allowed to do that.

If history is any guide,  sellers markets can exist in strange circumstances.   

These steps include:Reviewing the tenant’s application: Review the tenant’s application, including their credit report, employment history, and rental history.

We love those because then we have a history of them as a great guest and its not a crapshoot.  

Some cons are higher costs, as @Mohammed Rahman mentioned, lack of established rental history (it might be harder to price accurately), and sometimes higher competition depending on how saturated your local area is with new construction.

Since you inherited this tenant, and might not know their full history, you should have someone review their lease and situation just to make sure your not dealing with a professional tenant trying to play the system.
