All of those line items are on sale 1/3 to 1/2 off depending on the rest of the individuals taxes.I know it is a common accounting practice and a spread sheet requirement, but the idea of saving for Capex never made sense to me.  

I would suspect you would be better off talking to a reputable turnkey provider.

It really depends on what you're trying to get done with the software.

This is a local bank in a rural area and my girlfriend and I have our mortgage on our home through this bank, but I really am not sure how they would have pulled my girlfriends information for a credit check if her Mom did not provide the info.We will be calling first thing Monday morning when banks open, but our major concern is whether she is able to sign for the loan (should it be approved) without my girlfriends approval, since she is also listed on the deed. 

One thing that would be cool is provide feed for short stays.

If you're trying to buy a primary, househacking with a multifamily purchase MAY help with the DTI situation - it will just depend on the income from the non-primary unit(s). 

Depending on the dimensions of your tract, your goal should be to orient your garages with the elevation difference going front-back or back-front.
