I recently purchased my first property, a 3 bed/3 bath zero lot line (shares a wall with another house but no HOA) in Nashville.

We have evaluated all of the properties locally that were worth looking into with the VA loan and this week we are changing tactics to finding a 3 bed/2 bath and renting out each room at $600.

  # of beds, baths, cost/sq ft mean nothing as far as influencing your decision to buy a property.2 - Smaller homes have no impact on the value of larger ones. 

For example, in San Francisco, I see a 4 bed 3 bath house sold for $650k when the homes in the area normally sell in the $3M range.The one example I'm thinking about is when parents "sell" to children, they will artificially lower the price.

The avr 3 bed / 2 bath / 1,900 sqr ft home is actually selling for 10% less list price in my area that I searched.

What is condition of property and Beds and Baths?

Currently, it's a 3 bed/1 bath SFH, total square footage of 1900 (per official records), but there's likely more "livable" square footage given second story space and basement that can be converted (with a lot of work).2.
