Hao Kung Any feedback from Nationstar as a lender (5-10+)?

Their feedback that I have seen has been mixed, but mostly due to them being a big servicer.The lenders I typically have been using have slowly been increasing their fees over time, so nationstar has the best GFE in terms of fees so far, so I'm leaning towards giving them a shot...Thanks,-Hao

I have agreed to pay for his materials as well as the work he has completed (gauging price is a challenge as there was no itemized agreement, although I am giving him the benefit of the doubt and paying him in labor more than I believe he has completed).He has threatened to put a mechanics lean on the property for the full amount agreed on and believes it is my problem for firing him and deciding to complete the project myself.I reside in VA.

There is no way however that l am going to leave my current living situation at this point in my life.I am a very determined person and not a procrastinator and I don’t want to put off buying something until my life is less busy or it’s more convenient because the truth is life never gets less complicated.Everyone keeps saying this is a great time to get into a property.

I plan on keeping this for quite some time - fully rented and I leaning toward taking what I know and can count on right now (new loan) versus subject to and not knowing exactly what could happen in next 3 years.

I was leaning more towards targeting primary owners and/or buy and rent buyers just because the margin wouldn't be good enough for the rehabbers, but it would be attractive to the other crowd (buy/rent + owner occ).
