The price point in Boca and SouthFla is too extreme and you have to be lucky to find something that would make sense, even west of 441.Lake Worth and Boynton are upandcoming and Lake Worth has tons of MFR’s or SFR’s with cottages on same property that would serve as 2 units on one piece of land.I have a SFR in Lake Worth but opted to invest out of state as my dollar goes further there than here.

The upper on this up and down is the pricier and time consuming part.My electrician's thing is he likes to do real damage to the sheet rock because sheet rockers are cheaper than he is.

There are pockets in town that will allow you to purchase in a decent area (32205 & 32210 for example) for 100K and rent for around 900-1K to be honest you may want to just reach out to a realtor who does Property management if you opt to do that since you are technically looking for something turnkey.

This may seem time consuming, but once you've done it for a few units in a specific community, then you can start using $/SF capex numbers (keep in mind these numbers won't be accurate for other communities, if the HOA covers different things).
