Working on a 1920's Portland, OR duplex with all knob and tube. Running through his company he charges $140 an hour working with time and material. He doesn't do bids. Will need permits because selling. This is an up and down duplex and he is thinking maybe 20k for the entire place or maybe 10 just for 1 floor.

Kind of getting hammered on everything because only do a rehab every other year or so. Retired but kind of enjoy a little rehabbing now and then.

His rate seems a little high, but knob and tube means a total tearout, so it'll be a lot of time.
