Affordable housing is a tough business and I am not sure if I would recommend that to get started with.Elon Musk did not target affordable mobility at first when he started Tesla.

I have always looked at mobile home parks as the golden goose of REI and we have a great contact that builds them professionally, which makes us hesitate to invest any money in MFHs if we are going to pursue something as big as building a park.

Example a 50 foot enclosed bay for a Class A Mobile unit will require at least a 65 foot drive way, parking at a 90 degree.

If your Financial number is not enough for SFH/MFH, re-focus to mobile homes or RV's.

This will dictate where you purchase and look for properties based on that number alone.My point is that you always start with the end in mind and work it backwards, this creates the strategy (Buy and hold, flip, Wholesale, Notes) which will be driven by the tactic (SFR, MFR, Mobile homes, Short term rental etc) I always coach people and explain that the property is actually the last piece of the puzzle not the first.Hope this helps

I’ve had a local central pa medical device business which originally limited my mobility that now produces modest residual income, my wife works remotely and we have enough passive income to support our lifestyle/expenses should we maintain the same expenses.
