So, after calling around I was able to find a 3/1 ARM at 2.5% which keeps payments about $40 from the I/O payment at the higher rate.

I prefer small apartment complexes over SFH's because house with one tenant is either o% or 100% when starting out and you are not forced to pay retail for apartment complexes but you typically pay a discounted amount.Good luck to you!

My suggestion is to create and LLC, transfer them however you can get that  accomplished, and then get a blanket loan on al of them that aren't o/o.
