Things I have found renters care less about than I do: new cabinets, fancy light fixtures, specific types of flooring (other than no carpet), granite countertops, outside landscaping, fancy siding, heavy curb appeal in general, fancy appliances, and probably other things I can't even think of off the top of my head.

Pm me for actual numbers and even links if you like.You are right, though, you are seldom going to find a quad in an ideal, dream home, stepford wives type subdivision of white picket fences and Norman  Rockwell charm...The quad on quad street is no one's dream home, but if you have a good product at the right price, you may get dozens of calls ( I have logged a hundred in the peak season) for that clean but affordable humdrum unit on quad street.

That'll probably save you a few hundred dollars a month too!  

Pay a professional photographer a few hundred bucks.

He was paid a flat fee each month from the rent until I told him to give them a 30 day notice (which he did wrong the first time because he didn't read new real estate rules) and then I had a deposit of a few hundred $$.

I spent another X hundred hours underwriting for free but this group had access to another experienced underwriter through their mastermind who would check my work (I am not in this mastermind).

In our home they drywalled over the AC vents, cabinet pieces were falling off the wall, appliances were installed improperly, and many more problems.

On another question is there a forum for our local market that includes the hundreds of local members we have?

Doesn't take much in the way of a heater repair or some such to eat up a few hundred bucks.
