After doing my due diligence and spending more than enough time researching the property, I received a phone call and the owner of the land told me that the house burned down in the middle of the neighborhood.

Maybe it's a burned out landlord or maybe the property hasn't kept up with improvements and amenities.

Good luck and if focus your time and energy and put in the required work educating yourself and deal searching, the right one will come.

@Jonathan Watt  I used to invest in stock and stock options but always got burned in the end. 

If it burns down it could not be rebuilt in its current location.

In some communities, the local fire department is happy to burn down a structure so they can get practice fighting a live fire.

So its a choice of either putting in triple extra energy and effort just to be taken seriously, or having that degree and confidence and have doors open for you. 

Starting at 18 gives you 4yrs in your early days to hustle hard when you have the energy and time to do it.
