Just because you received a letter from an attorney doesn't mean that attorney is right.That's the thing..... they have two months left on their lease, they defaulted and left, and are attempting to strong arm half of the deposit back by sending attorney letters stating unsubstantiated and egregious hardships during the 2, yes, 2 showings I had in mid March prior to the COVID-19 downward spiral.

You were correct that VA and FHA are assumable loans, some conventional prime mortgages USED to be if the bank permitted it, and but FHA and VA, I believe, could only be assumed by an arms length party.....ie son daughter, father, mother, siblings....

Our only path to eviction here is if it impacts the safety of tenants or others.I think it is important to keep reminding tenants, at least monthy, that this is delayed payment not non-payment, and the amount due is adding up to a potential eviction after the virus is under control.

@Sam Lu in my lease agreement, if there is something that is causing damage to other units, I can enter into the apartment for safety purposes.
