I think getting cold feet is a thing, but at the end of the day, the numbers work, so it’s worth going forward financially,  but only you will know!

My main problem right now is securing my first deal is lead generation and cold calling.

I want to get my phone ringing and answered(cold calls).

Any one know where to find a good cold calling script for wholesaling?

I have no aversions to working for a real estate agency or investment group and making cold-calls (for free, in exchange for experience and knowledge) or something like that, but is that something that's even possible for my age? 

What is a good way to find good deals?

Most have accounts or tradesmen they work with and just cold calling someone can be very expensive as lots of companies look at charging now or building a relationship. 

Only difference is the buyer was backing out because he got cold feet, not because of any contingency.
