So what should you look for in an individual, team, or company that intends to take care of your investment property day-to-day? 

Of course it plays into that because it dictates what I can refinance my commercial buildings at, but I'm looking at the area for that rather than an individual buildings.

I lease out individual rooms in a rental house.

SFR's are good for wholesaling since individuals find themselves in situations where they basically need to take their house to the pawn shop (w/out the option to buy back, of course). 

I'll provide a few thoughts from the wholesaler's point of view and I'm sure other individuals will comment from the investor perspective.
