In some areas, there are some really strict rules for creditors when it comes to homestead law.

In my area 99% to 100% are living in the inner city.

They subscribe to an MLS or they are a Realtor.

No communal areas at all.

I'm looking to get started in both areas , purchasing multi family properties.

I work with investors every day that are finding our off market new construction investment properties are a great way to invest.  

Average rent in my area for a 3/2 is $4,000 - $5,000 a month and with the attached 1/1 ADU could rent from $1,800 - $2,500 a month.

I made that mistake a lot in the beginning - yes putting in new cabinets will be great but it won't impact value much in some of the neighborhoods I'm investing in, for example.If you're local to the area, I think this is a great way to start in the REI world!
