If they have a smart phone take a video and photograph of the status and the repair, just in case have a record of your attempt to improve conditions. 

BP also provides free online videos and educational courses for you to watch and learn from.

I'd be more than happy to checkout the neighborhood, take some video/pics, of the house, provide as much info as I can, act as your boots on the ground.

Maybe we can chat some evening, or meet up the next time I come to town (I'm one of those out of area investors in search of quality and cash flow).  

I know much more about the real estate world than I did last week, by taking one hour out to watch/listen to the substantive podcasts and #AskBP videos on YouTube.
