I've personally been thanked many times by neighbors when we buy a home to flip.As a local investor, i could easily choose that same mindset because "outsiders" are regularly competing with me for deals, but instead I actively offer to help knowing that they are choosing to invest in my community and that is good for all of us!

The property is great and has rented quite easily so far.

A good contractor will be in higher demand and can much more easily pass.  

I easily beat Wall Street returns because I get great cash flows even with buying properties this year. 

Just one wall was bad due to their child marking it up with a pen but I was not concerned as I knew I could fix that easily.

Since these are funds for emergencies, any account, that is FDIC insured, and easily accessible by you. 

@Tyler Dietrich If you’re buying property that is worth more than you paid for it, the appraiser cannot easily appraise it at market value, unless you do improvements, or wait for 6+ months.
