I am looking to buy Section 8 properties in Los Angeles.

Some of the areas that we invest in have some clauses in their zoning forbidding more than 3 individuals unrelated by blood or marriage from occupying the same unit. 

I currently use rentredi and am disappointed in it, I want to switch to STRESSA but find they collect rents into their bank account.Has anyone used RENTREDI accounting software, they want $100.00 per month which i find exesssive.

I store some funds in a HYSA as well as lower risk investments.

What is the true marketing channel Whether it’s direct mail, cold calling, networking, or something else, I’d love to hear what’s been working in your market and how you’re staying ahead of the competition.

Is this a red flag, or could it just mean there’s an untapped market here?

Most of the prospects offering this to us, disappear when we tell them they still have to go through our full application & screening process. - We almost feel sorry for the foolish/naive DIY landlord that inevitably falls for their sob story and accepts them.We have had 2-3 that have gone through our process and so we accepted their multi-month payment.

I want this to have as much exposure as possible.  

People always go for the cheapest financing, quit claim in to an LLC and go about their lives, when they've essentially done nothing to protect their personal assets.
