I've heard so much about NoDa (where the space is) so I think it'll fit a buy and hold strategy.  

Its a great fit for us and we really enjoy it.

However, I feel it fits my personality better to pay everything off before I jump into more debt, business or personal.

I looked at Auction.com when I came across a few of them, didn't fit my business model. 

I spoke to the seller again and I think its definitely a fit for a developer or a builder since its quite a land.

My real estate goal is to figure out what strategy best fits my current situation for investing.

To get the real facts and see if and how a deal can be properly structured fitting the owners situation?

Now for how to resolve it.Understand that the underwriter has a checklist and they go down it, in a perfect world everyone fits into the list and then they give their stamp of approval and all is well.

Then utilize it as frequently as you see fit.
