Bonds are more stable, consistent, you know what you're going to get vs stocks which are a little more volatile, but offer a higher return.

Bridge accounts would consist of after tax, non-retirement mutual funds and investments (if you are interested in investing in equities).

Point being, there are way more landlords like this who exist than I expected, just as there are a ton of private individuals with self-directed custodian accounts who consistently look for 8-10% returns that don't cause too much brain damage.

@William CoetMany developments use deed restrictions to have consistency including type of building, size, square footage, materials, colors, styles, etc and have associations to make sure people follow the rules.
