A bank is unlikely to loan you money if you aren't making any income-hence a parent cosign the loan.By renting rooms in a house to others, it should cover your expenses and if you buy smart and the market does well, be able to sell the house in 4 years and come out ahead of the game.

Very few people do this, and it shows you're thinking ahead to the possibility of hiring this job out in the future.Realtor.com says the insurance cost for this listing is $27/month, so you insurance budget of $100 *might* be a bit high, but this is very area-specific so I can't be sure.
