I don’t know if this is because the gurus who sell wholesaling mentorship’s have nothing ‘solid” to sell (there is no “investing”, it’s a job), if it’s because that most wannabe “wholesalers” possess no capital, or because they have no experience.  

Its called being junior in possession in the industry. 

These areas must be respected and maintained in a clean, orderly fashion - included but not limited to trash, debris, odor, unattended possessions, etc, by penalty of $100 fee per incident.

Because the worse case here is the borrower skips out and you need to foreclose to take possession of the property as it is now. 

The purchaser at a sheriff's execution sale is definitely entitled to possession following the sale, subject to possible rights of a tenant during the redemption period if the tenant pays rent.
