You should strongly formation of an entity, figuring out your financing, and finding an office location that is convenient and has minimal distractions there.  

Get rid of them, put in good tenants, keep making money.

I heard on a podcast during the sale to put in writing the value of the land versus the structure to maximize the depreciable amount.

I agree with Dave if you're going to put in the work and look for funding you might as well maximize your time and effort.
