thankfully the market went insane and i was able to make a profit even with my inexperience, BP definitely influenced all of my choices and in hindsight if i applied more of the tips i learned from listening to the podcast and reading all the books recommended i shouldn't have made half the mistakes but live and learn. on to the next one!

If you run a worst case, it could go $60k+....

Not meaning to hurt your feelings but buying without title insurance was a big mistake.

You can likely get 500 different opinions on this question, but generally speaking, as a long time flipper who has made plenty of mistakes I try very hard NOT to repeat, buying on busy streets will hinder your buyers pool.

I am by no means a master, but I’d be happy to answer any lender questions as an LO and sales questions as a former agent and share the lessons I’ve learned with my own investments—usually from mistakes lol. 

Be careful to consider worst case for everything and try to assure your tenant will be there for a long time.  

In our experience, the #1 mistake landlords make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.
