I think Wholesaling doesn't work when there is high demand on houses like GTA, as there is always line of buyers even for the worst properties.

There are investors that can get better ROI and price discovery outside of syndications, but it's almost entirely exclusive to those that can dedicate to it full-time.My most hands on property is my worst performing (it's still doing fine, but you get my point).
