Instead of dealing with just one person/family, you have anywhere from 3, to 9 or more individuals on the Boards, NONE of whom usually have much practical knowledge relating to their duties, and often very different motivations for being on the Board.Second place would be Owners that never learn how to read and use their monthly financial reports; and those that insist on quick, easy, and cheap fixes, rather than making proper repairs that actually solve a problem.Third place goes to inherited tenants, that typically have a lot of bad habits and unreasonable expectations when we takeover management of a property.Least likely to be a PITA are tenants I have screened and placed.

Anyway, the upshot of all that is just keep doing what you're doing, with a notice to the tenants that you have assumed PM duties and updates regarding everything referring to the PM (where to send rent, send notice, etc) referring now to you.
