Also, not sure if you’re going to do work yourself but contractors are a premium right now so labor may be tough.

Hey @Nick Meland, as long as it's a good deal, finding $$ for it shouldn't be too tough. 

On opposite side of that coin is all the negatives, while it's easy to get a place and far cheaper, it's going to be tough to make a buck right. 

I've always found 5plexes to be a tough investment.

Good deals are certainly tough to come by but they still exist.

That is something I am working on as well as someone who has started his own business and feel very confident I can problem solve I find it tough to pass on things like real estate investing and deal finding but often times that laser focus by focusing on your business can make everything else grow tremendously by allowing others to fuel their fire by working for you in what they do best.
