In California, if I have an SFR property I want to sell that currently has a m-t-m tenant, I’m I able to evict the tenant as a part of the sale of the property?

Instead, ViaSat seems one (or perhaps the only) satellite internet provider and from what I can tell, they have serious data cap rates on their high-speed data (even with their platinum plan)Does anyone have experience with ViaSat (or alternatives) and can provide insight on how viable this is for STR properties (we fortunately plan on cable TV with DIRECTV via AT&T)?

Ideally we all want positive cash flow but with house hacking, i feel like that will be harder to obtain also living in the property. 

We are anxious to continue to build our portfolio, but being new are having a hard time wrapping our heads around the financing aspect of real estate and how to obtain financing for future deals. 

I'm underwriting a property and I'm trying to implement property taxes into the expenses but they aren't listed in the t-12.

You can have multiple owner occupied loans--they can be obtained at a rate of one per year, per the requirement given previously. 

Before you do anything, you better be up to speed on Texas' LL/T law (Chpt. 91 & 92) and evictions (Chpt. 24) of Texas Property Code. 

@Svend W.I like using Niche.com for a general overview of each neighborhood. https://www.niche.com/places-t...I've found the letter grades they give for different neighborhoods are pretty accurate.

If you are struggling to find deals in your market, but have the capital and drive to obtain another property, I would research other markets based on your desired outcome- ie, midwest for cashflow, coasts for appreciation and desirable vacation destinations for STR.
