It is possible to have more than 2 lenders participate on a loan, both in first lien position.  

And as @Joaquin Kurz stated, have each student have a parent cosign for them.

These programs are generally pretty good and worth using while you're an early investor.I would recommend doing your homework on their programs and then contacting a participating lender to discuss further.

I have responded individually to some of you, but to the group my main goal is to pay down my student debt and eventually have the financial freedom to invest in real estate full time. 

I believe so strongly in this that I have actually decided not to pursue an MBA at this time.Consider the time and money required to get an MBA, along with the fact that the coursework is really aimed to molding students into useful gears to fit inside large businesses. 

I've left a bunch out, but I have considered target markets (military and students), exit strategies, crime rates, school zones, flood plains, etc. 

Marketing to mainly student rentals and hospital employees.Lubbock, where these are, is a college town, with 40K students and 250K permanent residents.

I'm currently saving for a down payment but feel that I may have issues securing a loan due to high student loans.

I've been working 2 full time IT jobs for a year and a half (first 6 months to pay off student loans), house hacking a duplex for a year, pending offer on a 6 unit apartment building right now, going to take a HELOC after closing on the 6 unit (duplex appraised for 100k more than I bought it for), and use the HELOC to buy a quad, and after that get an FHA on another multi unit. (3 new properties within this year), and that should be able to net 5k a month.

Kinda going back & forth on whether we'd rather go with a student rental or single family.
