@Nathan Frost- correct -the " interest " only payment  is often made  monthly along with the  monthly taxes and insurance so the only thing missing from this  sort of payment  would be the  principal  amount that  would be  required  on a normal amortizing loan  (  which isnt a huge  amount  )

In regards to bedrooms, the county requires a permit and they will determine your occupancy based on the BR size (1 person for the first 70 s.f. then you can add additional person for each 50 s.f. after), parking, and parcel size.

The EV charger is listed as an amenity on our Airbnb listing.Cost $1800 for Tesla charger installation.One interesting insight is that we couldn't get 100% charge ability from the charger because our house's electrical was sized for 225 amps (the electrician sized it for the house's electrical requirements at the time, the charger was an add-on afterwards).
