I originally was looking into DFE, but decided it wasn't a good fit because the cash out was very limited and the amount of cost added by taking an extra loan within the 6 months period was cost-prohibitive.

@Jeremy Clarke I'll just chime in on the current "by the book" situation...Current City Attorney ruling here is that short-term rentals (ala AirBnB) are prohibited based on municipal code.

And it is my understanding that the cost of such Warranty coverage is so cost prohibitive that it discourages sellers from selling their renovated home within a 10 year period, (after which seller-financed warranty is not required).

I think with HOA fees and mortgage payment, maintenance and capX it would be tough to cashflow as a typical rental but it is close to downtown and the boardwalk so you could airbnb it if there are not CC&R prohibiting it.
