there is a nice front door entrance that goes straight into the second living room and a bedroom with 2 piece bathroom (no shower) which I'm thinking could work on Air BNB, it that's okay to have a unit without a shower on there.the rent upstairs for the 2 bedrooms goes for $1100 a month and I may be able to get $500 a month for the air bnb.

This will ensure everything is legal, documented and prevent another landlord from being hit by the train wreck.

Once again, my friend and I both plan to treat the place we buy as an investment (live there, but also air bnb it).

I am renovating a duplex and am currently working through how much to invest (how nice to make it) in it as either a rental property or an Air BnB in Colorado Springs. 

A detailed application process does a lot to prevent these issues ahead of time as well. 

I'm afraid the condition of the road will prevent my property from being rented out. 

The nicer way to put it, I'm obligated to provide heat, air, you have some responsibility here, including the yard upkeep.

What advice do you have for securing one's rehab project in Baltimore city (i.e reducing or preventing the incidence of theft or break-ins)?

Is there anything, by law or equally serious (not including a poor investment), preventing me from doing this?
