Anyway I got lucky because when the Marshalls posted the 24hr notice they had a pleasant sit down with the tenant. :)  Tenant high tailed out by next day... this was about 3-4yrs ago.

Average life of hardwood floors is probably much better than you think.We refinished the floors in a 80 year old house and I was shocked how lovely they turned out.. rented the equiptment except for the hand sander.

The seller agent involved here has been on this deal for so long- Im shocked they are not offering up some concessions to ensure this deal goes through. 

Just for the record, my partner is always shocked at the offers I make and get accepted for apts..

I am sure its shocking to find out that your basement wall just had been crushed.

The only piece of advise I can offer is don't get sticker shock (the old investor form of analysis paralysis).
