Person to person deals will always be fine because those are arms length if neither person has a license.

@Phillip AmbroseI am unsure if I would do any business with friends, but I feel the safest scenario is lending them the money to make the repairs (while also placing a lien on the property).

It’s important to ensure that you feel comfortable with the team members they provide.

I invest personally in multi-family, do off market direct to seller marketing, fix and flips and finally STR/MTR.

It doesn't matter what brokerage, you want to find the person you want to be around.

How the person you are getting the information from, defines "Title search" may depend on exactly what you get.

I'd suggest getting to as many in-person meetups as possible...the in-person energy is different and some of the best connections & friends have been through in-person meetups.
