Feeling pretty discouraged when cold-calling people who are in preforeclosure.

I would worry much less, at this stage, about which account is going to earn you more than how to make more money at your job or take on a side gig also to enhance it.A lot of blogs and people will have you focus on the micro here, not buying Starbucks, or getting a .01% better yield, but that doesn't really matter right now because it's not a big earn.

This should draw further capital and also people looking to relocate for the cost of living. 

(options to buy down into the 6s but I don't see many people opting to do that). 

People do it, but my suggestion is to not screw around with federal programs.   

It seems like though they are great investments, though there are not too many people who actually dive into a private placement like this. 

Google Sheets is a great tool for multiple people to track expenses but as they say "garbage in garbage out" so see where the breakdown is and shore that up. 

The title company itself has lawyers and people who make sure you are covered in the legal aspects.

Are they soliciting feedback from showings to understand why people are not interested?
