Assignments ARE legal in CA, I never said they were not, but in most cases described by wholesalers I have read here on BP and elsewhere, they describe a process in which they outlined how they completed or would like to complete a wholesale transaction by way of assignment and in many of these cases, they described a violation of brokering laws.

I think that does a very good job outlining the risks of an investor taking on the brrr method on their own.
