Hi Chip,The place was cash-flowing nicely, but the tenants had some problems, so after several months of no rent with no end in sight I am forced to evict and sell because of the moratorium. 

Hey Chip, in theory I would like to refinance out of the FHA to obtain a new FHA loan on the second property but that is which I am unclear on as well as the nuances insofar as changing over current property from owner/occupy to straight rental or which options are available in this realm.

If you are looking for a beachy location, here in North Carolina they have wonderful beaches (Outer Banks, Carolina Beach, Oak Island, etc.) and are well established.

We're looking at older 2/1 Bungalows (1940's ish) throughout Oak Park, Curtis Park, Tahoe Park, Colonial Heights etc.

What are your thoughts on Oak Crest, River Ranch and Branch Creek ? 

Very nice, well established communities/neighborhoods inside the loop are Memorial, West University, and River Oaks.
