If the remaining tenant is able to carry-on the obligations of the lease himself, tell them the deposit, like rent, remains unchanged whether there is one or two tenants in the unit.  

You can have it ring multiple phones so you don't need to give tenants your primary number nor do you need to carry around an extra phone only for tenants.Building your business around your phone number and then having access cut off would be bad for some people.

My inclination is to purchase a company cell phone and have them carry that and if they leave it goes to the next person.
