Most large universities will have graduate students, staff, faculty, even older nontraditional students etc...Although the property may partly dictate your renter--a triplex with small efficencies on frat row probably gets you traditional students while a quiet sf a block or two away from the hustle and bustle can get you a grad student or even a university employee.

If the point is to take some next action, then the education has to be geared towards making that next action possible, whether it's direct information (Pick up the phone and call 100 leads) or indirect support material (You can start your own business, you have to conquer your mental enemies, etc).
