Those of us that are Investors and have an RE licence don't have that little guy mentality. 

Leveraging is just a mental and emotional hump that we are going to have to get over. 

I have been very mentally and time invested in this co-op, so I feel that I want to take a role in the co-op.

It doesn't have the same effect on me mentally that it used to--especially when I didn't have multiple rent checks to absorb the blows.

Agencies to speak to are those serving the blind, physical challenges, mental care, domestic violence centers, the clerk of court can point you to half way residences or court appointed agencies.

Mental real estate is priceless, I learned this in World of Warcraft where I made dedicated characters for my auctioneering and dedicated storage guilds/chars for my warehousing of supplies.

JP Not sure if you are from Orlando but the first advice I would provide is you MUST have the personality and mentality to deal with this area.

Most large universities will have graduate students, staff, faculty, even older nontraditional students etc...Although the property may partly dictate your renter--a triplex with small efficencies on frat row probably gets you traditional students while a quiet sf a block or two away from the hustle and bustle can get you a grad student or even a university employee.

Mental deterioration is a reality as well, like it or not, and that doesn’t get any easier with time.

If the point is to take some next action, then the education has to be geared towards making that next action possible, whether it's direct information (Pick up the phone and call 100 leads) or indirect support material (You can start your own business, you have to conquer your mental enemies, etc).
