eviction or small claims court?

If you ever file a Small Claims Lawsuit, Eviction, or response to a municipal complaint, documentation that is dated/timed is accepted (and expected) to support your position.It's only a waste of time until you need it. 

Otherwise, the long term Tenant can claim that you are stealing their utilities for the Airbnb.You can do a RUBS system where you figure it by square foot, and divide the bills accordingly. 

I'm assuming all this damage is going to be above their security deposit so you might need to take them to small claims court. 

They claim the properties are listed as vacant land on the county assessor's data roll but when I pull the lists from the county, it's clearly occupied by some type of building. 

Some forecasters are claiming we will have a meltdown similar to '08.

However, my PM took their normal 10% fee and is claiming that the SD is being used to cover the unpaid rent instead. 

They claimed that there was supposed to be a 41 day notice and not a 40.
