I have $125k from an inheritance and am looking to buy my first investment property ASAP.

I always advise inherited tenants (at our inspection meeting) that I will be terminating their current agreement at the end of the term, (no exceptions).

If no personal guarantee then the downside is greatly lessened and the deal becomes more attractive.My second business concern is that the price is above market value, perhaps significantly.  

They may serve a purpose for high net worth individuals using them for estate planning for inheritance, but the middle class average joe is probably better off with a term life policy while systematically investing in a good index mutual fund.Just my 2 cents from an average Joe.

Will you be inheriting the tenants?

I am completely new to the process of rehabbing a home and setting up leases for the tenants (inherited 2 tenants) and handling tenant issues.Any advice to help with the transition to becoming a landlord?

Tomorrow I am slated to close on a duplex, and I will inherit tenants.
