Also, some older homes will have lead paint and/or asbestos tile or exterior siding (to name a few.)Plumbing can be a nightmare - lead pipes (in some areas) as well as galvanized and iron piping that have disintegrated and will need to be replaced.So have it checked out thoroughly and have a chunk of cash set aside for the "just-in-cases" that can pop up.

The upper on this up and down is the pricier and time consuming part.My electrician's thing is he likes to do real damage to the sheet rock because sheet rockers are cheaper than he is.

Does it have really old cast iron pipes... or does it have polybutylene plumbing that insurance companies hate (some won't even write the policy), age of the roof, any termite concerns, will the breakers have to be replaced (has happened to us multiple times after closing), etc, etc, etc.

This may seem time consuming, but once you've done it for a few units in a specific community, then you can start using $/SF capex numbers (keep in mind these numbers won't be accurate for other communities, if the HOA covers different things).
