I know the relationships between a real estate investor, their team and mentor should be organically established, and honestly I would not have it any other way.

Building relationships is powerful and can help you in a number of avenues, some outside of real estate.Granted, I can't speak for the other side.

If you already had a great relationship with an agent then you would likely use that agent but what if not?

Say there is a syndicator raising $10M for an apartment complex.Say I personally have $100k to invest, but there are other friends/family of mine that want to invest, they just don't have the relationship or time to build a relationship/trust with syndicators.Am I allowed to "sub-syndicate" a group of my own network of investors to invest in the actual syndication? 

The most effective technique is to call the owner and start building a relationship.

If you decide to not purchase in San Diego, look for a market that has historical appreciation above inflation and some cash flow (a hybrid market).Good luck.

If it were me, I'd much rather concentrate on fewer, but more impactful, relationships.

I want to start building that relationship with a portfolio lender to grow my business.
