Hey Carlos,I'm a bit north of you in the Central Coast and I invest heavily in Detroit.In most markets it's difficult to find cash flow today if you're just plucking stuff from the MLS. 

I started cold calling heavily in 2019 and decided to make it my primary marketing channel.

And in a economic system where an economy is heavily domestically based, yes, there is a direct correlation with employment destruction and cooling inflation. 

In a rental I would weigh this heavily on my decision.

I screen heavily before I offer a showing or application.

See if they are heavily invested in large office properties.  

This leads to the benefits and why 1-4 unit properties are so heavily sought after, as the financing and approval process is easier.Hope this helped you a bit!

Invest the money sagely to make a good return short term , them here in a couple years of take the money and buy up more real estate at heavily discounted prices once we are in the “ market correction” .
