It doesn't always take a bankroll either- I've found properties through cold calling property owners directly as well which just takes some time and persistence. 

There are plenty of other ways we've found properties but for a first one I think that would be best. 

I found a 6 unit mix-use in PA on MLS and contacted the listing agent.

Send them a letter (not yellow letter because they are getting dozens of them) telling them you found their house to be apparently vacant.

I found Bigger Pockets through real estate podcasts.

I found a 6 unit, mix-use on MLS which we're in contract currently, and another 2 adjoining properties, 3 units each (6 total) that we initially lost the deal to another investor; but the agent called me today saying it might fall through, so we might be able to acquire that. 

I live in Northern Utah and I have been looking and looking in Davis and Salt Lake Counties and haven't found a ton of deals, everything seems vastly over-priced.
